Before a building changes hands, a few structural questions can change whether the deal makes sense at all. What are the foundations designed to carry, and how much reserve do they actually have? What are the lateral load paths, and do they conflict with any proposed program changes? Is there deferred maintenance that affects structural integrity? None of these take long to answer with the right eyes on the building. The ones that do surface something usually save more than they cost.
